We provide the following scope of services:
Property Management
- Supervise contractors and employees to ensure that work is carried out according to specifications
- Conduct regular inspections, using checklists and reporting systems, to ensure that the property is well maintained, clean, and all facilities are in a serviceable condition
- Keep clients informed about all management and maintenance matters related to the property, advise on defects, and make recommendations for improvements
- Evaluate quotations, tenders, and give recommendation on the selection of contractors
- Discharge duties on behalf of the MCST in accordance with BMSMA and liaise with relevant government departments such as BCA, EMA, and NEA, etc
- Address feedback from occupants, manage disputes, and if necessary, take steps to reduce nuisance caused by fellow occupants
- Liaising with surrounding properties on works that may affect the building and vice versa, ensuring that the work is carried out in a manner that minimizes disruption to all parties involved and is in compliance with all relevant regulations
Administrative and Consultancy
- Advise on BMSMA and relevant regulations related to the property and ensure compliance with the law
- Organize and conduct meetings, prepare and circulate notices and minutes
- Liaise with external parties such as contractors, consultants, solicitors, auditors, and relevant government authorities
- Attend to all correspondences on behalf of clients
- Ensure that all documents, records, and essential drawings are properly kept and maintained
- Enforce warranties when required
- Prepare specifications and documents for calling tenders for works required on the common property. To assist in the selection of consultants such as architects, engineers, and other relevant specialists if the scope of work extends beyond the Managing Agent’s area of expertise
Accounting and Finance
- Prepare invoices and collect management and sinking fund payments as well as any other payments due to the property
- Maintain accounts, prepare financial statements, monthly profit and loss statements, and balance sheets
- Certify and process payments, prepare management and sinking fund budgets
- Liaise with auditors for audit of accounts and work with solicitors in the recovery of arrears in maintenance and/or any other levies due.
Pre-TOP and Post-TOP Building Management Services
- Preparing a handbook for development
- Preparing handover kits for purchasers
- Submitting to BCA for approval of maintenance charges contribution based on per share value per month
- Assisting with the handover of units to purchasers (when required)
- Coordinating defect rectification works and liaising between the developer/main contractor and individual purchasers
- Coordinating with the main contractor to rectify defects in the common areas
